Overview

Abodient is a UK property management platform built around a personal AI agent called Alfred. Most property software assumes you have staff. Abodient assumes you do not. It is built for self-managing landlords, HMO operators, and the letting and managing agents who run portfolios on behalf of owners. When a tenant reports a problem, Alfred does not just file a ticket. It asks the diagnostic questions a competent property manager would ask, works out whether the issue is the landlord's legal responsibility or the tenant's, decides whether a professional is genuinely needed, finds a suitable contractor, negotiates a time that works for both sides, and confirms the booking. The landlord approves anything that costs money or carries risk, and is otherwise left alone. Alongside that, Abodient tracks every statutory compliance deadline — gas safety, EICR, EPC and the MEES minimum standard, deposit protection, smoke and CO alarms, HMO and selective licensing, and the Renters' Rights Act paperwork — and shows the financial exposure of each gap in pounds.
